Who can apply for student accommodation?
Students studying, or about to begin studies, at the university or one of the university colleges that has a student union affiliated to SSCO, the Stockholm Federation of Student Unions, students taking vocational courses, exchange students, researchers and visiting researchers. The minimum age is 18. Allocation of student accommodation is carried out by the City of Stockholm’s Housing service, www.bostad.stockholm.se
Rent terms
In order to sign a rental agreement, you must be able to show valid identification documents and a receipt showing that your student union fees have been paid. The student union should be affiliated to the Stockholm Federation of Student Unions, SSCO, or you should be able to provide a certificate confirming that you are on a vocational course. You also need to provide a study program résumé or certificate in conjunction with the signing of the contract. Micasa Fastigheter reserves the right to carry out independent checks on applicants.
Student accommodation is granted as temporary housing, on condition that you are pursuing active university or college studies (at least 10 credits/semester, or for vocational courses at least 8 credits/semester).
Rental period / Moving inThe rental period applies from the 1st or 16th of the month. If the 1st or 16th falls on a Saturday, Sunday or public holiday, Midsummer Eve, Christmas Eve or New Year’s Eve, the tenant will instead move in on the next working day.
RentRent is paid monthly in advance for the 12 months of the year. Rent levels are fixed in accordance with the negotiation procedure of the Tenants’ Association in Greater Stockholm, which applies for the other Micasa Fastigheter accommodation.
Study data checkYou must achieve at least 10 credits, or 8 vocational credits, per semester. The tenant is obliged to supply certificates to support their study results. Micasa Fastigheter can terminate the rental agreement if you discontinue your studies.
Notice periodThe rental agreement is a provisional agreement. If the rental agreement relates to a student apartment in a property that is to be rebuilt, an agreement is signed waiving the right to security of tenure.
However, the mutual notice period is always three calendar months.
Apartment changeChange of student accommodation refers to the exchange between two tenants within Micasa Fastigheter’s student accommodation portfolio. The exchange can be approved if both parties satisfy the requirements in terms of study merits (no less than 10 credits per semester) and are able to present a receipt for paid student’s union fees for the current semester. Certificates are presented in conjunction with the signing of the new rental agreement.
Cable TV and InternetMicasa Fastigheter offers the possibility of fast Internet connections. Comhem, which is the cable TV network operator in most of our properties, offers the possibility to connect your computer via the TV network. Some of the properties have other alternatives for broadband connection.
ElectricityElectricity is included in the rent in some apartments.
Furniture
All Micasa Fastigheter’s student apartments are rented unfurnished.
Housing standard
Every one of Micasa Fastigheter’s student apartments has its own bath or shower room, kitchenette or kitchen, fridge, and in most cases a freezer. Most of the apartments have a balcony. There is access to a common laundry room in the property or the area. Other common facilities normally include storage, bike rooms and garbage/recycling rooms. Sometimes there is also a common room, which may also be furnished.
Household insurance
It is important that you have your own household insurance in the event of unforeseen occurrences. As a student, you often receive discounts from insurance companies.
